Making Cross Oak Ranch a Great Place to Live

Community Management Associates (CMA) is pleased to be working with the homeowners, developer and builders to make Cross Oak Ranch an even better, more attractive place to live and play.   In our short tenure as the management company for Cross Oak Ranch, we have identified several areas that need to be addressed and we are working to correct the issues.  There will be refinements and enhancements that we will be asked to administer which will benefit the entire community.  Of note are some of the important changes, improvements and clarifications that will take place immediately.  We appreciate your cooperation and support.

Who to Call?

There is a difference between a criminal act and a violation of community policy.  If you or your family members see an act of vandalism or other criminal action call the Oak Point Police Department.   Their telephone number is 972-294-0000.   Their average response time is 2 minutes and we have established a very cooperative relationship and you will find the officers professional, courteous and conscientious in the pursuit of those who break laws.

We have examined, and will move forward with, additional security for the pool area as well as the community in general.  These officers will be sworn with the powers of arrest and will pursue with the District Attorney the full force of the law regarding  violators with respect to arrest and prosecution.

Bulletin Boards
There will be a community bulletin board erected so that notices can be posted.  Please use the website as it will be more current and up to date.

Pool Closings
Both pools will be closed on October 1 for the season in order to conduct general and special maintenance for the pool equipment.  The workout room will also be closed due to inoperable equipment.

On the Property

We are currently experiencing some difficulties with the ponds. pump and  fountains.  We are having scuba divers explore the problem and will try to get the issues resolved as soon as possible.  The ponds supply approximately 75 % of the irrigation water needed to water the common areas.  We hope to get the fountains running soon as residents and visitors alike appreciate the ambiance that they provide the entrance drive.

In cooperation with TXDOT we will be moving some of the large rocks in front of the entrance so that they will not impair the vision on Highway 720 or present a hazard if someone drives off of the highway.

About Your Neighbor's Yard...

CMA periodically drives by every home in Cross Oak Ranch and inspects, from the front of the house, conformance to the Rules, Regulations and Covenants that was agreed to when your house was purchased.  The home owner has the responsibility to be in compliance whether residing in or renting the home.

Why can CMA not just clean up the yards and send the bill to the owners?  There are federal guidelines that specify a schedule that we must follow that requires a 30 day notice before a fine can be imposed.  The Privacy Act also does not allow CMA to discuss the details of anyone’s personal situation..  If you are experiencing a severe situation that encourages an unhealthy environment you should call the Denton County Health Department and ask for help.  If you do not receive attention, do not stop; call the County Administration and request help in obtaining the responsiveness that you need in order to make sure your community is safe.

Again, CMA is maximizing its efforts to have everyone comply with the “rules” and will continue to do so.  Please help us by setting an example for your street and neighborhood.
